Vancouver Island is a market where reputation travels fast and service areas are shaped by water and highways. Greater Victoria, the mid-Island around Nanaimo, and the communities further north each behave like their own small economy. A trades or service business here does best when its website, profile and reviews make it unmistakably local to the part of the Island it serves.
BCAgency.ca provides the marketing and business advice. We are not a contractor and never perform trades work.
Greater Victoria: three markets in one region
The Capital Regional District takes in 13 municipalities and three electoral areas, with a 2021 population of 415,451 according to the Statistics Canada census profile. For marketing, we usually split it three ways:
- The core: Victoria, Saanich, Oak Bay, Esquimalt and View Royal. Saanich is actually the largest municipality on the Island, with 117,735 residents in 2021, ahead of the City of Victoria at 91,867. Older housing stock here creates steady renovation, repair and maintenance work.
- The West Shore: Langford, Colwood, Metchosin, Highlands and Sooke. Langford reached 46,584 people in 2021 and has added a lot of new housing, which brings a different mix of work: finishing, landscaping, fencing and new-home services.
- The Saanich Peninsula: Central Saanich, North Saanich and Sidney, with a quieter, often older homeowner base.
If you work only in the capital region, VictoriaAgency.ca goes deeper into each of the 13 municipalities.
The mid-Island and north Island
North of the Malahat, Nanaimo is the anchor, with 99,863 residents in 2021. The Cowichan Valley (North Cowichan and Duncan) sits between Nanaimo and Victoria, and many firms serve it from either direction. Further north, the Comox Valley around Courtenay and the city of Campbell River form their own markets, while Port Alberni sits west across the Island.
Municipal counts come from Statistics Canada. The practical lesson: a Nanaimo plumber and a Courtenay plumber are not competing for the same customers, and a single "Vancouver Island" page serves neither of them well.
Seasonality and climate
Like the Lower Mainland, the south Island has mild, wet winters, so rain drives much of the off-season demand for roofing, gutters, drainage and moisture-related repairs. Exterior painting, landscaping and decking crowd into the drier months. Communities further north and inland can see colder snaps, so we check local demand rather than assume Victoria's pattern holds everywhere.
The local business mix
According to the CRD, advanced technology is Greater Victoria's largest private industry by revenue, with tourism, education, shipbuilding and government also central to the economy, and the navy's Pacific base at CFB Esquimalt. That mix creates demand from offices, rental properties, hospitality businesses and a large public-sector workforce that owns homes across the region.
For trades, the same provincial rules apply here as anywhere in BC. WorkSafeBC coverage is a common question from Island property managers and strata councils, and showing it clearly can shorten the sales conversation.
How we approach marketing on the Island
- Define your side of the Malahat. Most firms should market either Greater Victoria or the mid-Island, not both, unless they have crews in each.
- Write pages for real communities. A West Shore page and a Saanich Peninsula page, with local job examples, outperform one Island-wide page.
- Lean on reviews. Island buyers often ask neighbours first and check Google second. Reviews that mention the town and job type carry extra weight.
- Use ads selectively. Paid search is useful for urgent jobs and for entering a new community, but a strong profile does much of the work here.
- Plan around ferries if you serve the Gulf Islands. Be clear on your website about which islands you serve and how scheduling works.
Results from our HVAC work show what a local-first approach can do: GasBoilers.ca, a gas-boiler division built for CANRO Heat, serves 26+ BC communities. Read more on the results page, see our reviews service, or contact us about your Island business.
Frequently asked questions
Should a Victoria business market to Nanaimo too?
Only if your crews can serve Nanaimo reliably. The Malahat drive makes the mid-Island a separate service area for most Victoria firms, and buyers there tend to favour nearby companies.
Do mainland agencies understand the Island?
Some do not. Island buyers expect to see local job photos, local reviews and a company that clearly works where they live. We plan Island campaigns separately for that reason.
Is Greater Victoria one market or several?
Several. The core municipalities, the West Shore and the Saanich Peninsula each have different housing, growth and travel patterns, and they deserve their own pages.
